Vanderbilt Beach / Connors

North Naples Beach Living — Gulf Access, Canal Homes & Coastal Convenience

Homes and Condo For Sale

Neighborhood Overview

Vanderbilt Beach is one of North Naples' most recognizable coastal destinations, offering a mix of Gulf-front beaches, luxury condominiums, and waterfront neighborhoods centered around Vanderbilt Beach Road and Gulf Shore Drive. Residents enjoy convenient access to Mercato, Delnor-Wiggins Pass State Park, and the Ritz-Carlton and LaPlaya resort corridor.

Within the area, Conners is the well-known finger-canal neighborhood featuring single-family waterfront homes with private docks and quick boating access to Wiggins Pass and the Gulf of Mexico. Together, Vanderbilt Beach and Conners appeal to buyers seeking an active coastal lifestyle with boating, beach access, and excellent dining and shopping nearby.

For buyers comparing Naples waterfront communities, Vanderbilt Beach offers a unique balance between the beach-to-bay lifestyle of Park Shore and the resort-style golf communities located farther inland.

The History of Vanderbilt Beach & Conners

Before development, the Vanderbilt Beach area consisted primarily of mangroves, lagoons, and coastal wilderness with only scattered fishing camps.

Development began in the 1950s, when developer J.B. Conners dredged canals extending from Wiggins Pass, creating the waterfront canal system that defines today's Conners neighborhood. Between 1953 and 1959, the area was transformed into a deed-restricted waterfront community featuring single-family homes, multi-family residences, parks, and water access.

The name Vanderbilt Beach was adopted as a marketing name intended to evoke prestige rather than reflecting any historical connection to the Vanderbilt family. In 1968, Conners helped establish the Vanderbilt Beach Property Owners Association, and land he donated later became Conners Park.

Beginning in the late 1970s, Gulf-front condominium development expanded along Gulf Shore Drive, while Conners has continued to evolve with luxury renovations and new waterfront homes.
