Park Shore — Venetian Bay, Private Beach, and a Community Built for the Water

Park Shore is Naples' original master-planned waterfront community, conceived in 1964 when Raymond Lutgert purchased 760 acres of Gulf-front and bay-front land and created something that had never existed in Naples before: a neighborhood that combined beachfront high-rise living with single-family waterfront estates along a carefully designed canal system opening onto Venetian Bay.

The result is one of the most versatile and genuinely livable communities in all of Southwest Florida. Single-family homes along the bay and canals offer private dockage with Gulf access via Doctors Pass. The deep-water canal system accommodates larger vessels comfortably, and Park Shore Marina, situated directly on Venetian Bay with over 200 wet slips accommodating boats up to 100 feet, provides full-service boating infrastructure for residents whose vessels don't fit at a private dock.

At the center of it all is the Village Shops on Venetian Bay, with waterfront dining, boutique shopping, and the social heartbeat of the neighborhood, all within a short walk or bike ride from most Park Shore addresses. The Park Shore Association's private beach park gives residents exclusive, uncrowded Gulf access on a beautiful stretch of white sand. And the skyline of Gulf-front towers, each with its own private beach allocation, a design decision made by Lutgert from the very beginning, gives Park Shore a coastal elegance that feels spacious and considered rather than dense.

Park Shore sits centrally in Naples, between Olde Naples and Pelican Bay, which means essentially everything the city offers is within easy reach. This is the community that delivers the complete Naples lifestyle: water, beach, dining, walkability, and genuine boating access in one address.

The Moorings — Waterfront, Golf, and Private Beach

The Moorings is one of Naples' most complete lifestyle communities. Specific streets, including sections of Mooring Line Drive, Bow Line Drive, Windward Way, and Leeward Lane, provide no-bridge access to the Gulf via Doctors Pass. Beyond boating, The Moorings offers a private golf course, private beach club access, and some of Naples' most established and beautifully maintained residential streets. For buyers who want the full coastal lifestyle package in one community, The Moorings delivers it cohesively.

Coquina Sands — Proximity, Value, and Genuine Access

Adjacent to The Moorings and close to both Fifth Avenue South and Lowdermilk Park, Coquina Sands is one of Naples' most underappreciated waterfront neighborhoods. Properties with no-bridge routing through Doctors Pass represent some of the best value for boaters in the entire Naples market. Vanderbilt Beach and Conners — Northern Naples

North of downtown Naples, the Vanderbilt Beach and Conners neighborhoods offer waterfront canal living with Gulf access via Wiggins Pass. The Bluebill Avenue fixed bridge has approximately 19 feet of vertical clearance at mean high water, well-suited for center consoles, bay boats, and smaller powerboats. This area sits close to Delnor-Wiggins Pass State Park, some of the most beautiful natural shoreline in Collier County, and benefits from proximity to Mercato's dining and shopping.
