Park Shore, July 2026: A Tale of Two Markets
Single-family homes are on fire. Condos are giving buyers room to negotiate. If you own in Park Shore, both trends work in your favor — just in different ways.
The headline numbers
Seven single-family homes closed in July, up sharply from last year, with the median sale price hitting $5.625 million. Inventory is shrinking and homes are moving faster — 90 days on market versus 139 a year ago.
Condos told a quieter story: eight closed, median price $1.275 million, essentially flat year over year. Fewer homes are coming onto the market, which is good news for anyone thinking about listing.
Two sales worth knowing about
A 2015-built waterfront estate on Mermaids Bight sold for $8.2 million — Gulf access, a 94-foot dock, over 8,300 square feet. And an 18th-floor Gulf-front condo at Le Parc closed at $2.5 million with panoramic water views on both sides.
Neither sold at asking. Both are reminders that in this market, the right price and presentation still matter.
What this means for you
If you’re a seller: less competition, faster sales, and buyers who are ready to act on the right property. If you’re a buyer: condos are giving you leverage that single-family homes aren’t.
