The Conservation Story That Shapes Everything
Since 1974, when Sanibel incorporated as a city specifically to prevent the kind of high-rise development that transformed much of coastal Florida, these islands have remained what the rest of the coast used to be. No traffic lights. Strict building height limits. The J.N. 'Ding' Darling National Wildlife Refuge occupies roughly a third of the island. The inventory is finite and always will be, and that permanent supply constraint has historically been a meaningful driver of long-term value.
Boating in Pine Island Sound
Both islands sit along Pine Island Sound, 54,000 acres of state-designated Aquatic Preserve, rimmed by mangroves. The Intracoastal Waterway runs 8–12 feet through the sound. Outside the marked channel, depths average approximately 4 feet, ideal for flats fishing, kayaking, and smaller center consoles. Gulf access is achieved via San Carlos Bay, Blind Pass, or Redfish Pass. South Seas Marina accommodates vessels up to 120 feet; Sanibel Marina accommodates up to 70 feet.
The Causeway and Recovery
The Sanibel Causeway's Bridge A offers 70 feet of vertical clearance, the tallest bridge in Lee County. The island's recovery from Hurricane Ian in 2022 has been remarkable; infrastructure has been substantially restored, and the community's spirit remains strong. Due diligence on specific properties remains important, particularly around flood zone designations and insurance.
